💡The 1% Maintenance Rule and Equity

Deferred maintenance reduces home value — the opposite of equity building. Spending 1% of home value per year on maintenance (a $380,000 home: $3,800/year) prevents value erosion. Homeowners who skip maintenance for 10 years may face a $30,000–$60,000 deferred maintenance bill that reduces sale price more than the maintenance cost would have.

The '5 Year Rule' for Breaking Even

Most homeowners need 5–7 years of ownership before cumulative equity building (appreciation + paydown) exceeds buying and selling transaction costs (7–10% of home value combined). The 5-year rule: don’t buy a home you’re not confident you’ll keep for at least 5 years. In high-cost markets: extend this to 7 years.

The 30% Equity Safety Buffer Rule

In market cycles with 10–20% price corrections, a 30% equity buffer keeps you above water. A homeowner with 15% equity in a 20% price decline market: underwater and unable to sell without cash contribution. A homeowner with 35% equity: still 15% equity after a 20% decline. Maintaining 30%+ equity before accessing it (HELOC, cash-out) preserves this buffer.

The Annual Equity Check Rule

Once per year: (1) get a current market value estimate, (2) check remaining mortgage balance, (3) calculate current LTV, (4) check if PMI removal is now available, (5) assess whether HELOC rate changes warrant any strategic moves. This 30-minute annual review prevents leaving money on the table.
