Home Equity = Current Market Value − Outstanding Mortgage Balance. A home worth $425,000 with a $280,000 remaining balance has $145,000 in equity — 34.1% LTV (actually equity-to-value ratio). The LTV ratio = remaining balance ÷ home value = 65.9% in this example.

Reading the Equity Growth Projection
The projection chart shows equity at each future year under your assumed appreciation rate. On a $380,000 home with $300,000 remaining balance (21% equity), assuming 4% annual appreciation and 30-year mortgage at 6.5%: Year 5 equity ≈ $138,000. Year 10 equity ≈ $198,000. Year 20 equity ≈ $350,000. The compounding of appreciation plus principal paydown drives the acceleration.
