ℹ️The Appraisal Surprise

Many HELOC applicants don’t expect a full appraisal requirement. Lenders typically need a formal appraisal or AVM (automated valuation model) to confirm home value before extending credit. If your home has declined in value, the HELOC limit will be lower than expected — or the HELOC may be declined.

The True APR Calculation

On a $60,000 HELOC at 9.0% with $1,200 in closing costs: if you draw $60,000 and repay over 5 years, closing costs add approximately 0.4% to effective APR, making true cost 9.4%. On a $300,000 cash-out refi at 7.0% with $9,000 in closing costs rolled in: effective APR is 7.35% if held to term. Short-hold periods amplify the closing cost impact.
