Red Flag 3: The Down Payment Is Your Emergency Fund

Using emergency savings as a down payment leaves you financially vulnerable immediately upon taking on the largest debt of your life. The first year of homeownership is historically the highest expense year. Buying without a separate emergency fund is a significant red flag.

Red Flag 4: You’re Not Sure About 5-Year Tenure

If you’re buying because 'it seems like the right time' or 'we probably won’t move' — not 'we’re definitely staying 7 years' — the break-even may never be reached. Transaction costs require substantial holding periods to recover.

Red Flag 5: The Monthly Payment Is More Than 35% of Gross Income

Above 35% of gross income in housing costs, most households face: inability to save for retirement adequately, zero margin for income disruption, and constant financial stress. Buying at this level is a red flag that the home may be significantly overpriced for your income.

Red Flag 6: You’re Expecting Appreciation to Solve the Affordability Problem

'I can’t really afford it but prices will keep going up, so I should buy before they go higher' is one of the most expensive financial beliefs. Prices also stop going up and sometimes go down. Never buy on the assumption of appreciation you can’t afford without it.
