The 30s are typically the ideal buying decade: income has grown, careers are more settled, and family formation anchors location. Buying in your early 30s at a reasonable price with a 30-year mortgage means payoff (or near-payoff) in your early 60s — a strong retirement position.

In Your 40s: Equity Acceleration

If you haven’t bought yet by your 40s, evaluate carefully: a 30-year mortgage taken at 42 doesn’t pay off until 72. Consider a 15-year mortgage (pays off at 57) or a 20-year. The goal: being mortgage-free at or before retirement.
