Red Flag 1: Break-Even Longer Than Your Expected Stay

If your break-even is 48 months and you’re planning to move in 3 years, you’re paying $10,000+ in closing costs to save nothing. Never refinance if the break-even exceeds your expected remaining tenure.

Red Flag 2: Your Rate Would Actually Increase

Anyone with a mortgage below 6% (and especially below 5%) who is being encouraged to refinance in 2025 should ask: why would I trade my current rate for a higher one? Unless removing a co-borrower or accessing equity for a critical need, rate-increasing refinances are almost never appropriate.

Red Flag 3: Pressure to Close Quickly

'This rate expires Friday' creates artificial urgency. While rate locks do expire, legitimate lenders allow 30–60 days to process. Pressure to sign before you’ve compared alternatives is a predatory tactic.

Red Flag 4: Verbal Rates That Differ From Written Estimates

If a lender verbally quoted 6.2% but the Loan Estimate shows 6.5%, question it immediately. Verbal quotes are not binding; the Loan Estimate is the legal document. Always compare quotes in writing.

Red Flag 5: Origination Fee Over 2%

Origination fees above 2% are aggressive and often negotiable. On $400K, 2% = $8,000. Shop for competitors who charge 0.5–1%. If your lender won’t negotiate origination fees with a competitor’s LE in hand, consider switching.

Red Flag 6: Prepayment Penalty on the New Loan

Prepayment penalties on conforming loans were banned after 2010. On non-QM or portfolio loans, they still exist. A prepayment penalty on a refinance loan should disqualify that loan unless you’re certain you won’t pay it off early.

Red Flag 7: Cash-Out That Funds Lifestyle, Not Investment

Cash-out refinancing to fund a vacation, car purchase, or general spending converts secured home equity into consumer spending while increasing your mortgage balance and term. This is one of the most common wealth-destroying refinance patterns.

Red Flag 8: Closing Costs Over 5% of Loan Amount

Reasonable refinance closing costs run 2–3% of the loan amount. Above 4%, scrutinize every line item. Above 5%, something is wrong. Common overcharges: inflated title insurance, excessive origination fees, unnecessary add-on services.
