Negotiation Points Most Homeowners Miss

  • Origination fee: negotiate down or ask lender to match competitors
  • Rate: use competing offers to negotiate with your preferred lender
  • Title insurance: request reissue rate if title company has covered the property before
  • Appraisal: ask if automated appraisal waiver (AVM) is available
  • Closing date: request end-of-month to minimize prepaid interest days

The Rate Lock Optimization

Rate lock periods: 30, 45, or 60 days. Longer locks cost more (higher rate or fee). In a rising rate environment, a 60-day lock protects you. In a falling rate environment, a float-down option allows you to capture rate improvements after locking. Ask lenders about float-down options — they typically cost 0.1–0.25% but provide valuable protection.

The Appraisal Optimization

If you need a physical appraisal, prepare your home: fix cosmetic issues, have recent comparable sales ready for the appraiser, and be present to provide information. A higher appraisal value means better LTV — potentially eliminating PMI or qualifying for a better rate tier.

💡The Competing Offer Leverage Move

Get a formal Loan Estimate from your preferred lender. Then get one from a competitor showing a better rate or lower fees. Bring the competitor’s LE to your preferred lender and ask them to match. Many lenders have exception processes for rate matching. This negotiation tactic is used routinely and is legitimate.
