Search Zillow Rental Manager for comparable units (same size, similar neighborhoods) and look at asking rents. Review the Zillow Observed Rent Index or ApartmentList’s Rent Report for your metro. Are rents trending up, flat, or declining? Rising rents strengthen your underwriting; flat or declining rents suggest conservative assumptions are warranted.

Drive or walk the neighborhood around a target property at multiple times of day. Evaluate: street condition, property maintenance quality of neighbors, presence of established businesses, proximity to transit. Neighborhoods where surrounding properties are well-maintained indicate rental demand that supports occupancy and rent retention.

Step 3: Calculate Rent-to-Price Ratio

Rent-to-price ratio = monthly gross rent potential ÷ purchase price. This quick metric identifies markets and properties worth deeper analysis. In 2025, target 0.7%+ for house hacking purposes. A $300,000 duplex should generate at least $2,100/month in gross rent. Anything below 0.5% in your target market suggests house hacking will provide modest offset at best.

Step 4: Evaluate Neighborhood Rental Demand Drivers

Strong rental demand is driven by: nearby employers (hospitals, universities, corporate campuses, industrial employers), transit access, school quality (drives family renter demand), and population growth. Identify the 2–3 major demand drivers within 30 minutes of your target property. If the primary employer shuts down or the university closes, your rental market evaporates — diversified demand drivers are safer.
